Catella Real Estate AG repositions the CUBE in Taufkirchen and announces first letting

Munich, 19 September 2024: As part of the repositioning of the ‘CUBE’ in Taufkirchen, Catella Real Estate AG (CREAG) has leased around 400 m² of office space to Spectre GmbH. The internationally active company specialises in the development and production of functional clothing and has been a competent partner for global outdoor and sports brands for more than 40 years. The ‘CUBE’, which is centrally located next to the Taufkirchen S-Bahn station, consists of two buildings and comprises approx. 16,500 m² of office and commercial space.

The property acquired by CREAG in 2014 for the special AIF it manages, ‘Immo Spezial - Wirtschaftsregion Süddeutschland’, is currently being repositioned together with turn Real Estate GmbH. In addition to the creation of modern, high-quality office space, the property is also suitable for other uses such as practice space, commercial housing and training, not least due to its two separate buildings. Negotiations are already underway with various interested parties. In addition to a change in the utilisation mix, the building ensemble is to be further developed in terms of concept and energy efficiency: In particular, the creation of additional recreational areas and catering facilities, barrier-free accessibility and the revision of the entrance situation should benefit users and visitors alike in the future. In addition to the sustainable use of the property itself - the preservation of the existing building - the aim is to achieve BREEAM sustainability certification.

The ‘CUBE’ was originally used by the world market leader Berthold AG as a production and administration centre for phototypesetting equipment. Under the artistic direction of Günther Gerhard Lange, the ‘Berthold Atelier’ in Taufkirchen also produced classic typefaces from the vast reservoir of typeface history, such as Bodoni Old Face and Akzidenz-Grotesk. The property is conveniently located in the ‘Am Wald’ district and is ideally connected to Munich city centre thanks to bus and S-Bahn stops in the immediate vicinity and direct links to the motorway network.
