Munich, 27th January 2022: Catella Real Estate AG (CREAG), Munich, acquired the main distribution center and headquarters of Potmaat Group in Uden, the Netherlands, for the "Catella Logistik Deutschland Plus Fund". The newly built property counts with approximately 23,760 m² logistics property in the Loopkant-Liessent industrial park, located in the southeast of Uden. The transaction was structured as sale & leaseback, whereby Adezz B.V. signed a 15 year non-breakable ROZ triple net lease for 100% of the property until 2036.
The logistics property, which was built to a high standard in 2018 and expanded in 2020, has a total leasable area of 23,758 m², including 21,437 m² of warehouse and logistics space, 884 m² of exhibition space and 1,437 m² of office and social space.
The building is designed and built to be sustainable and energy efficient. With the help of solar panels installed on the roof, a large proportion of the energy required can be generated by the company itself, and the office space is certified with an A energy label. In addition to many social areas for employees, the building also has a green facade.
The Netherlands is one of the five largest export nations in the world. Its geographical location and traditionally close links to European and intercontinental markets make it an international hub for trade and logistics. Uden is strategically located in the heart of East Brabant between Nijmegen, Eindhoven and Venlo. Due to its central location and excellent transport links, the region is one of the top logistics hotspots in the Netherlands. Eindhoven, Zwolle, Oss and Breda are all within easy reach via the nearby A50, A59 and A73 freeways. The A73 freeway (Nijmegen - Venlo) and the A16, which connects easily the port of Rotterdam with the southern region and the port of Antwerp, also run not far from Uden.
The property is located on a land site of approximately 16,450 m² on the southeastern edge of Uden in the middle of a fully developed business park. The business park was established back in the 1960s and has been restructured in recent years into a modern, dynamic and sustainable business park, aiming to be a relevant logistic hub in the Netherlands, especially within the furniture, decoration and design industries. This not only led to a significant improvement in the quality of the location, but also brought several prime real estate developments.
The seller is Potmaat B.V., a Dutch holding company with three operating companies, Adezz B.V., Furns B.V. and Senzzo B.V., all specializing in garden and street furniture, water and fire elements and garden products. The 15-year lease was signed by its main operating company Adezz on a ROZ triple-net basis.
Catella Real Estate AG was advised by Osborne Clarke on legal, by Bremen Bouwadviseurs on technical due diligence, and by KPMG on tax & structuring. The seller and future tenant was supported by Houthoff.
