After an ambitious renovation program in 2016, a company managed by DTZ INVESTORS, on behalf of two institutional investors, sold the MOZAÏK building, with approximately 18,000 sqm of office space, located at 23 rue François Jacob in Rueil-Malmaison (92) to the Luxembourg fund BLUE COLIBRI CAPITAL PARTNERS 3.
The emblematic MOZAÏK building, designed by Jean-Jacques Ory in 1996, has a 110-meter frontage along the A86 highway and was formerly the headquarters of UNILEVER before being extensively restructured by DTZ INVESTORS and the architectural firm SAHUC ET KATCHOURA in 2016.
All the floors were cleaned and refurbished, with radiant ceilings, and the services were completely redesigned (new generation restaurant, cafeteria, business center, auditorium) enabling the building to achieve a high level of performance and obtain several certifications and environmental labels: HQE, BREEAM, BBC and LEED.
Now occupied by the GLAXOSMITHKLINE laboratory (GSK France) on almost half of the surface area, the building is now 85% leased with 5 new leases signed since the beginning of 2020.
This acquisition confirms BLUE COLIBRI's desire to grow, targeting primarily office buildings in the Paris region.
The acquisition financing was provided by SOCIETE GENERALE, and a debt fund managed by AEW.
In this transaction, the seller was advised by WARGNY KATZ (notaries). The buyer was advised by CHEUVREUX (notaries), by DE PARDIEU BROCAS MAFFEI (lawyers) and by TIMALETS PARTNERS (financial structuring). The lenders were advised by ARCHERS (lawyers) and ALLEZ (notaries).
The transaction was carried out by CATELLA PROPERTY under a co-exclusive mandate.
