Hayes Data Centre

Hayes Data Centre is Situated on Springfield Industrial Estate, Hayes UB4 0SL, approximately 15 miles west of central London, 5 miles west of Heathrow Airport. The Data Centre is c. 106K sq ft (Technical Space is c. 38K sq ft) and was purchased for £13.7M in February 2019 for a syndicate of Singaporean Investors. Catella APAM negotiated a surrender of the lease to Deutsche Bank in December 2019 for an £8M premium. The subtenant CenturyLink remained in place paying a rent of c. £700K pa. Catella APAM purchased, on behalf of the investors, an adjacent industrial property from five separate owners for £10.5M in order to expand the site to attract a hyper scale operator. Following this, Catella APAM procured 40 MVA power supply to the site and subsequently sold both sites to an operator for £29M.
