IWS III - Wirtschaftsregion Süddeutschland Plus

Real estate investments in selected locations in Bavaria, Baden-Württemberg and adjacent regions, e.g. the Frankfurt/Rhein-Main metropolitan region.

With the special fund "IWS III - Wirtschaftsregion Süddeutschland Plus" Catella Real Estate AG, Munich launches the successor product of the two successful predecessor funds "Immo-Spezial - Wirtschaftsregion Süddeutschland" and "IWS II - Wirtschaftsregion Süddeutschland".

It is an open-ended real estate special AIF under German investment law (KAGB) designed for professional and semi-professional investors. The investment fund takes into account ecological features detailed within Article 8 of the EU Sustainable Finance Disclosure Regulation. The selection and management of the properties is to be carried out according to the two objectives of CO2 reduction and energy reduction. Investments are made in the top markets (A and B cities) in Bavaria, Baden-Württemberg and neighboring regions, e.g. the Frankfurt/Rhein-Main metropolitan region. In terms of sector allocation, the fund invests mainly in office properties and additionally in retail, logistics and residential properties, as well as to a lesser extent in assets with other types of use, which serve to improve risk distribution and ensure broader diversification.
